A disclosure before anything else. Selvadentro is a private land community on Tulum's jungle side, and the family behind it developed Aldea Zamá. We sell one of the four categories below and built another, so this is a first-party comparison. We have tried to keep it honest anyway — the right area depends on how you want to live, not on what we sell.
What are Tulum's main residential areas?
Aldea Zamá is the master-planned district between the town and the beach road. Condos, boutique hotels, restaurants, landscaped avenues. It is the most consolidated piece of "new Tulum" and the reference point everything else gets measured against.
La Veleta grew organically west of the town center. Cafés, coworking spaces, yoga studios, and a construction crane on most blocks. It changes fast — the street you rent on this year will not look the same next year.
Region 15 is a plotted expansion zone nearby, still early in its build-out. Streets are drawn, projects are rising, and infrastructure is catching up section by section. It typically attracts investors who want in before consolidation.
The jungle communities sit on the opposite side of Tulum, along the cenote route. Instead of a condo, you buy a residential lot inside a master-planned, low-density community surrounded by preserved jungle, and you build when you are ready.

Every row is qualitative on purpose. Prices in Tulum move quickly, and quoting figures for someone else's neighborhood is how misinformation spreads. The only numbers we publish are our own, further down.
Who is each area best for?
Aldea Zamá — the lock-and-leave buyer
If you want a finished condo, walkable restaurants and a rental-ready product between town and beach, Aldea Zamá is the mature choice. You pay for that maturity: density is higher and the product is a unit in a building, not land.
La Veleta — the resident who wants the scene
La Veleta suits people who actually live in Tulum day to day: nomads, remote workers, café regulars. The trade-off is honest — construction noise now, and a neighborhood identity still being negotiated block by block.
Region 15 — the early-entry investor
Region 15 rewards buyers comfortable with an unfinished picture. You accept today's rough edges in exchange for earlier pricing. Ask hard questions about infrastructure and permits before you commit — that advice applies everywhere, including to us.
The jungle communities — space, silence and a home you design
If your priority is land, canopy, real silence and a house built to your own plan, the cenote-route side is the only place in Tulum that offers it at scale. Be equally honest about the costs: you will drive everywhere, the beach is about 20 minutes away, and community rules bind what and when you build. For people who want the jungle, those are features. For people who want to walk to dinner, they are not.
What does the jungle side actually cost?
First-party numbers, clearly labeled: at Selvadentro, lots run from 400 m² to 1,673 m², from $68,000 USD — $167 USD per m² today, up from $119 USD per m² at launch in May 2025, a 40% move in twelve months. There is a 48-month interest-free payment plan directly with the developer. Suspiro, the active enclave, is delivered with its amenities in 2029, though residents get cenote and amenity access from the day of purchase. Treat these as one data point from one community, not a market index — and compare them against whatever area you are considering.
How isolated is the jungle side, really?
Less than the word "jungle" suggests. From Selvadentro's side of Tulum: the Maya Train station is 8 minutes away (passenger service since December 2023), Xel-Há 10, the hotel zone and beach about 20, Tulum International Airport 35 (opened December 1, 2023), Playa del Carmen 40. The honest caveat stands: all of those are driving times. There is no version of jungle living without a car — anyone who tells you otherwise is selling too hard. Choose by how you will use the property. Daily café life: La Veleta. A turnkey rental unit: Aldea Zamá. A speculative early position: Region 15, with due diligence. A home with land, silence and nature — as residence, retreat or long-term hold: the jungle communities.
