How much does land in Tulum cost in 2026? Real prices per m²

On Tulum's jungle side, documented residential land pricing in 2026 runs at $167 USD per m² — that is our own current price at Selvadentro, up from $119 USD/m² at launch in May 2025, with entry lots of 400 m² starting at $68,000 USD. Beachfront and hotel-zone land trades far higher; location, infrastructure, and regulation drive the spread.

A note on method before the numbers. Most "Tulum price" articles quote averages nobody can trace. We can only speak precisely to prices we set ourselves, so this post uses our first-party series — disclosed as exactly that — plus market-typical ranges clearly labeled as typical. How much does a square meter of land cost in Tulum?

Here is the documented series for Selvadentro, a private land community on Tulum's Ruta de los Cenotes:

How does the price-per-m² math actually work?

Land is priced per square meter, so the sticker is simple multiplication:

Why the small gap between the math and the from-price? Because $167 is the from rate: within any development, individual lots price above it depending on position, size, and proximity to features — in our case, the nine cenotes inside the project. Lots at Selvadentro range from 400 m² to 1,673 m², so totals scale from there. Always ask a seller for the per-m² rate and the lot-specific total; comparing developments on totals alone hides size differences.

What moves land prices in Tulum?

Location band. Tulum is really three markets. Beachfront and hotel-zone land is the scarcest and most expensive. Town-center land prices on urban convenience. The jungle side — the Ruta de los Cenotes, where we are — prices on land size, nature, and low density. Same municipality, very different per-m² math.

Infrastructure. The Maya Train began passenger service in December 2023, and Tulum International Airport (Felipe Carrillo Puerto) opened December 1, 2023 — 8 and 35 minutes from our gate, respectively. The Playa–Cobá bypass (Libramiento) is under construction nearby. Land tends to reprice when access improves; that is much of what happened between 2023 and today.

Regulation and density. Building rules cap what can ever be built around you. At Selvadentro, every owner is bound to 35% maximum lot coverage (COS), 70% CUS, and two levels plus roof deck, with 65% of the project's jungle permanently preserved. Rules like these constrain supply — which supports value — and protect what you bought against a tower next door.

What does land really cost beyond the sticker?

The purchase price is not the whole number. Total cost of ownership, in typical Riviera Maya ranges:

Is 2026 still a reasonable entry point?

We are not neutral on this, so here is the disclosed version. Our own data says the jungle side has repriced 40% since May 2025 and our projection at close is $280–360 USD/m². What makes us comfortable publishing that: the enclaves that already sold out, the infrastructure that already opened (train and airport, both December 2023), and the fact that we sell with a 48-month interest-free plan directly as developers — we are paid over time, so we need the project to hold its value.

What should make you cautious: projections are projections, and Tulum has seen developments that never should have been sold. Verify any project — ours included — before you sign; the pre-construction due diligence is the part that protects you, and the broader 2026 market context helps you compare.
